Tree Roots in Sewer Lines: Why San Jose Yards Are Full of Them
Roots are the number one reason a San Jose sewer line clogs, and the reason is not that the trees are unusual. It's that the pipe is. A vitrified clay lateral laid in 1960 in a Cambrian Park orchard tract is a series of two- and three-foot sections joined with mortar, and every one of those joints is a hairline gap next to the only reliably wet soil in a yard that sees no rain for six months. The trees do what trees do.
The trees that matter here
Coast redwood. Planted by the thousands in 1960s and 70s subdivisions because they grow fast and look impressive. A redwood's roots are shallow and wide — a mat that can spread 50 feet or more from the trunk — and they are famously water-hungry. A redwood within 30 feet of a clay lateral will find it.
Coast live oak and valley oak. Native, and often older than the house. Oak roots go wide rather than deep and are aggressive around any water source in late summer. Saratoga and Los Gatos, where the oaks predate the subdivisions, are the root capital of the county.
Leftover orchard trees. Walnut, apricot and prune from the Valley of Heart's Delight days survive in a lot of older yards in Willow Glen and Santa Clara. Walnut roots in particular are large and persistent.
Street trees. Liquidambar, Chinese elm, Modesto ash and the city's other mid-century choices, planted in the strip between sidewalk and curb — directly over the last 15 feet of your lateral.
Willows. Willow Glen got its name for a reason. Anything in the willow family will find a leaking pipe from a surprising distance.
How a root gets in
It starts as a hair. A fine root senses moisture and nutrients at a joint and follows the mortar's cracks inside. In the pipe it has water, nitrogen and phosphorus in abundance, so it branches into a mat that filters everything flowing past. Paper catches, grease sticks, and within a year or two the pipe is half blocked.
The damage comes next. The root thickens where it passes through the joint, and it's strong enough to push the pipe sections apart. Now the joint is offset, soil washes into the gap, and the next section settles. That's why a root problem in clay is a structural problem in disguise: cutting the roots restores flow, but the joint they came through is wider than it was.
Cast iron is less vulnerable because its joints are leaded and tighter, but where the bottom has rusted through roots enter there too. ABS and PVC with solvent-welded joints, done properly, keep roots out entirely — which is the whole argument for replacement.
The San Jose calendar
Roots grow most in late spring and again in early fall. Between those, our summer drought concentrates a tree's effort on whatever water it can find. That's why the busiest weeks for root calls run from August to the first big November storm: the mat has grown all summer, and the first rain flushes a season of debris into it.

Cutting is maintenance. It's the right answer for a line with roots at one or two joints that isn't ready for a bigger spend, and an annual late-summer jet-and-camera is a reasonable plan for a few years. It stops being reasonable when the camera shows the joints moving or the roots back within a year. Chemical root treatments have a narrow place: California restricts some products, none of them closes a joint, and copper sulfate poured down a toilet mostly goes to the treatment plant in Alviso.
The permanent fixes are the ones that remove the entry point. One joint, one spot repair. Several joints, a liner or a burst — the trenchless page explains which.
Removing the tree doesn't fix the pipe
People ask. The root mass in the pipe dies and decays slowly; the joint it pried open stays open; the next tree over finds it. And a mature redwood or oak is worth more to the house than the lateral it's damaging. Fix the pipe, keep the tree.
Planting near a sewer line
If you're putting in new trees, find the lateral first — a camera run with a locator will mark its path — and keep anything with an aggressive root system at least 15 feet off it, more for redwoods. Or, if the lateral is old clay anyway, line it first and plant what you like.
