Sewer line replacement cost San Jose-wide is higher than the national figures you'll see online. That's real, and it's three things: Bay Area labor, city permit and inspection costs, and the fact that most laterals here run under a sidewalk and into the street, where Public Works standards for traffic control and pavement restoration apply. What moves the price
- Length. Lining and bursting are priced per foot. A 50-foot Cambrian tract lateral and a 130-foot Saratoga lateral are not the same job.
- Depth. Three feet is a shovel and a morning. Seven feet is shoring, a bigger pit and a second day.
- What's on top. Lawn is cheap to restore. Driveway concrete, a paver patio, a sidewalk and the street each add cutting, permits and restoration.
- Street work. A pit or trench in the public right-of-way needs a Public Works permit, sometimes a traffic plan, and pavement restored to city spec. This is the single biggest jump on a San Jose quote.
- Pipe condition. A clay line that will hold a liner is cheaper than an Orangeburg line that has to be burst, which is cheaper than a collapsed line that has to be dug before anything else.
- Cleanout. No cleanout means every step takes longer. Adding one is often on the same quote.
- Slab homes. Eichlers and other slab-on-grade houses cost more if the fix involves opening the floor, and less if lining avoids it.
A worked example
A 1961 ranch home in Cambrian Park: 55-foot clay lateral, roots at six joints, one offset joint under the driveway, connection to the main under the street at seven feet. Camera and jetting, $650. Lining from the house cleanout to the property line pit, 45 feet, with the offset bridged and one branch reinstated: about $16,000. Property-line pit and connection to the main handled from the pit without opening the street, permit and inspection included: about $3,500. Total around $20,000, one and a half days on site, two patches of lawn to reseed. Open-trenching the same run would have meant cutting the driveway and the sidewalk and restoring both, and would have cost more.
Reading a sewer repair quote
A real quote names the method, the footage, the depth, the permits and who pulls them, what's restored and to what standard, and the warranty. It should come after a camera run you were shown. Three things that should make you pause: a replacement price given before anyone looked inside the pipe, a discount for signing today, and a number with no permit on it. Insurance and financing
Standard California homeowners policies exclude wear, roots and earth movement, which is most of what fails a lateral. Why is sewer line replacement so expensive in San Jose?
Labor, permits and the street. Bay Area crews cost more, the city requires a plumbing permit and often a Public Works permit with inspection, and most laterals run under the sidewalk into the street where pavement has to be restored to city standards. Trenchless is the norm here because it avoids most of that, and it still lands at $15,000–$30,000 for a full lateral.
Is a spot repair worth it or should I replace the whole line?
If the camera shows one problem in a pipe that's otherwise sound, a $1,500–$4,000 spot repair is the right spend. If it shows roots at several joints, any Orangeburg, or cast iron with the bottom gone, a second and third repair are already on the way and replacement is cheaper over five years. Does the price include putting my yard back?
The quote lists what gets restored and how: lawn regraded and seeded, concrete pits patched, pavement restored to city spec in the right-of-way. Trenchless leaves two patches; open trench leaves a strip. Replanting beyond regrading is a separate line if you want it, and we'll say so before the job rather than after.
