Trenchless sewer repair in San Jose: lining and pipe bursting
A new sewer line without the trench. We line clay and cast iron from inside, or burst the old pipe and pull new HDPE through the same path — two pits, one to two days, and the driveway stays where it is.
Why trenchless is the default in San Jose
In a lot of the country, open-trench replacement is the cheap option and trenchless is the premium one. Here it's the other way around. The typical San Jose lateral runs from the back of a 1950s ranch house, under the driveway, under the city sidewalk and into the street, at five to eight feet. Open-trenching that means a concrete saw, a Public Works permit, a traffic plan and pavement restoration to city standards, all at Bay Area labor rates. Trenchless skips nearly all of it. That's why $15,000–$30,000 for a lined or burst lateral is the going rate, and why it's usually still less than the trench.
Cured-in-place pipe lining
A felt or fiberglass tube saturated with epoxy resin is pulled or inverted into the old pipe from the cleanout, inflated against the pipe wall, and cured with hot water, steam or UV light. When it's done there's a new, jointless pipe inside the old one, about a quarter inch thinner than the original bore. Roots have nothing to enter, offsets are bridged, cracks are sealed.
Trenchless pipe lining San Jose homes benefit from most: clay laterals with roots at multiple joints but no collapse; cast iron under Eichler slabs where the alternative is breaking the floor; lines under mature trees, pools and new hardscape. Lining needs the old pipe to hold its shape, so a collapse has to be dug and repaired first, and it can't fix a belly — the liner follows the sag.
Pipe bursting
A steel cone is pulled through the old pipe by a cable from the downstream pit. It splits clay, cast iron or Orangeburg outward into the soil, and tows a new fused HDPE pipe behind it. The result is a single continuous pipe, often upsized from four to six inches, with no joints from the house to the main.
Pipe bursting San Jose crews reach for when the pipe is too far gone to line: Orangeburg, crushed clay, cast iron with the bottom missing, and any line the owner wants upsized. It needs a pit at each end, so there's usually one at the property line or in the street, which means a Public Works permit and the inspector. It can't be used where other utilities cross too close to the lateral, or where a belly needs regrading.

The camera decides, not the sales pitch. If the line has two failure types along it — a belly near the house and roots at the street, say — the quote will name a combination. Some of the detail is in lining versus bursting and how lining handles bends and tees.
What the job looks like
- Camera and locate; measure the run and mark the pits.
- Clean the line by hydro jetting so resin bonds to a clean wall or the bursting head has a clear path.
- Dig the pits — typically 3 by 4 feet at the house cleanout and at the property line.
- Line or burst. Lining cures in two to four hours; bursting a 60-foot run takes about the same.
- Reinstate any branch connections with a robotic cutter (lining only), then camera the finished pipe.
- City inspection, backfill, restore the two patches, send you the recording.
Most jobs are one day, some two. The water is off for part of the day and back on before we leave.
What it costs and when it isn't worth it
Trenchless sewer repair San Jose-wide runs $15,000–$30,000 for a full lateral, and lining a short section — say 20 feet of cast iron under a slab — is less. A short, shallow line across a plain lawn to a main in an alley can be cheaper to dig; when that's true we say so. How long does a trenchless sewer liner last?
Manufacturers rate cured-in-place liners at fifty years, and the material — an epoxy composite — doesn't corrode or admit roots. The practical limit is the same as any pipe: keep grease and wipes out of it. We camera it when it's done and give you the recording, plus the manufacturer's warranty in writing.
Can you line a sewer pipe with roots in it?
After the roots are cut and the line is jetted clean, yes. The liner seals the joints the roots came through, so they don't come back. If the roots have already pushed a joint apart so far that the pipe is collapsed at that point, we repair that spot first and line the rest.
Is trenchless cheaper than open trench in San Jose?
For most laterals here, yes or close to it, because the trench would cross a driveway, a sidewalk and part of the street. For a short, shallow run in an open yard to an alley main, open trench is cheaper and we'll quote it that way. The camera inspection and the locate are what tell us which.
Does trenchless work on Eichler homes?
It's the standard fix for them. Eichler drains are cast iron under a slab with radiant-heat tubing in it, so digging is destructive and risky. Lining from the cleanout to the yard replaces the pipe without touching the floor. Where the cast iron is too far gone to line, we open the slab at one spot rather than along its length.
