Sewer line replacement in San Jose

When replacement is the right answer
Three situations, and we see all of them weekly:
- Clay with roots at most joints. Each joint is an entry point. Repairing one moves the problem to the next. A 1958 Cambrian ranch home with a 60-foot clay lateral has twenty to thirty joints.

Two ways to do it
Open trench. Dig the full length, remove the old pipe, lay new SDR-35 PVC on compacted bedding at proper grade, inspect, backfill. It's the right call for a short, shallow lateral in an open yard, and it's the only way to fix a belly. It costs $6,000–$15,000 for the yard portion. Once the trench has to cross a driveway, a city sidewalk or Third Street, add concrete cutting, a Public Works permit, traffic control and pavement restoration to city spec, and the number climbs fast.
Trenchless. Two pits — one at the house, one at the main or the property line — and either a cured-in-place liner pulled through the old pipe or a bursting head that splits the old pipe while towing new HDPE behind it. No trench, no driveway saw cuts, and the street work shrinks to a single pit or nothing at all. $15,000–$30,000 for most San Jose laterals, and the reason it's the norm here rather than the upgrade is that the trench it avoids costs nearly as much. Permits, inspection and the street
San Jose requires a plumbing permit for lateral replacement and a separate Public Works permit for any excavation in the right-of-way. The inspector checks the pipe, bedding and connection before we backfill. Anyone quoting a lateral replacement without permits is quoting a job that can't be disclosed cleanly when you sell, and in a city where buyers' agents now ask for sewer inspection reports, that matters. - Bedding, backfill and compaction
- Restoration of lawn, hardscape or pavement as listed on the quote

How long it takes
Trenchless: one to two days on site, and the water is back on the same evening. Open trench in the yard: two to three days. Anything in the street adds the permit lead time, which is usually a week or two, plus a day of traffic control. We tell you the schedule before you sign.

How much does sewer line replacement cost in San Jose?

What is the sewer lateral replaced with?
Open-trench replacements use SDR-35 PVC with gasketed joints, which roots can't get into. Pipe bursting pulls in fused HDPE, a single continuous pipe with no joints at all. Lining creates a cured resin pipe inside the old one. All three are rated for fifty years or more; the old clay lasted sixty with roots in it.
Do I need to be home or move out?
You need to be reachable, not home, and you don't move out. Water is off for a few hours while the new line is connected. Toilets and showers are back by evening on nearly every job. We'll tell you the day before if the connection will run long.
Will you restore my driveway and lawn?
The quote lists exactly what gets restored and to what standard — lawn regraded and seeded, concrete pits patched, pavement restored to city spec in the street.
